Prior to forming Peritum, Mr. Guajardo held several executive leadership positions over his 27-year career in commercial real estate. He has acquired and managed billions of dollars of real estate assets across the country and in all major sectors to include office, medical office, industrial and retail. He has built and led highly successful teams with a track record of outperforming market/industry benchmarks.
Trey began his career with USAA Real Estate Company where he held several leadership positions over his 23-year tenure. First as the executive responsible for sourcing acquisition opportunities in the Western half of the U.S., he led teams to close transactions for $1 billion of Class A office and industrial assets. Later, as Head of the National Office Asset Management division, he and his team were responsible for the performance of an $8 billion portfolio. During this 10-year period, the company’s national office portfolio consistently outperformed the NCREIF NPI total return index.
In 2019, Trey joined Capital Commercial Investments in Austin, TX. He served as Chief Operating Officer and successfully implemented best practices to increase coordination amongst the acquisition, asset management, construction management and accounting teams. During his tenure, profitability increased, and the company’s AUM grew from $500 million to $2.5 billion.
Most recently in 2023, Trey served as President of REOC Partners in San Antonio, TX. His focus was on increasing the profitability and efficiency of the company’s brokerage and property management divisions while preparing the company for the launch of their first equity fund.
Mr. Snow has been active in real estate investment and asset management since relocating to Texas in 2011. Over the course of his career, he has worked on behalf of some of the world’s most sophisticated institutional real estate investors, including Blackstone, Fortress, and Macquarie.
Jonathan brings a diverse range of experience across the capital stack, having served in roles on both the GP and LP sides of real estate investments, with direct involvement in both equity and debt positions. He has managed assets across the risk-return spectrum including core, core-plus, value-add, and opportunistic strategies and brings more than a decade of lease negotiation experience to his work.
His sector expertise spans all major real estate asset classes. He has worked in asset management on properties across ten U.S. states as well as internationally throughout the European Union and the United Kingdom.
Prior to joining Peritum, Mr. Snow oversaw asset management for Logistics Property Company’s Texas portfolio, where he was responsible for 6 million square feet of industrial real estate. Logistics Property Company is a Macquarie-backed industrial development platform.
